How to Care for and Maintain Your Asphalt Driveway

An asphalt driveway is a durable, cost-effective surface, but like anything worthwhile it lasts longest with a bit of care. None of it is complicated. A handful of simple habits will keep your driveway looking good and doing its job for years.

Keep it clean

Dirt, leaves and debris trap moisture against the surface, and that moisture is what works its way into cracks and potholes over time. A regular sweep clears it before it does harm. Oil stains and chemical spills are the other one to stay on top of, because they break down the binder that holds asphalt together, so clean those up as soon as they happen.

Sealcoat every few years

Sealcoating puts a protective layer over the asphalt that shields it from UV, water and chemicals. Under Queensland sun the surface dries out and cracks without it. As a rule of thumb, a fresh sealcoat every two to three years, adjusted for how much traffic the driveway sees, is one of the cheapest ways to add years to its life.

Fix cracks and potholes early

Even a well-kept driveway develops the odd small crack. Deal with them while they are small. An open crack lets water beneath the surface, where it erodes the base and turns a hairline into a pothole. Fill visible cracks with a crack filler, and have potholes patched promptly. Timely repairs cost little and save a lot.

Go easy on heavy loads

Asphalt is built for normal vehicle traffic, not for a heavy truck or machinery parked in one spot for days. Concentrated weight leaves depressions and cracking. If a heavy vehicle has to use the driveway, keep it brief or have the surface reinforced for the load.

Keep water moving

Water is the biggest long-term threat to asphalt. Make sure the driveway drains properly and does not pool. If you notice water sitting in the same spots, it is worth adjusting the fall or adding drainage before it undermines the surface.

None of this takes much, but regular attention is what makes the difference between a driveway that lasts and one that fails early.
