6 Signs Your Driveway Needs Replacing, Not Just Repairing

A driveway that is starting to show its age puts you at a fork in the road. You can keep patching cracks and hoping, or you can face the fact that the surface has had its day. The trick is knowing which one you are looking at. Here are six signs that point to replacement rather than another round of repairs.

1. Cracks that link up across the surface

One or two hairline cracks are normal and easy to seal. What you do not want to see is a web of interconnected cracks, often called crocodile or spider cracking. That pattern usually means the layers underneath are failing, not just the surface, and patching over the top will not hold for long.

2. Potholes

A pothole is a sign the damage has gone deep. Rain sits in the hole, works its way further down, and the hole grows. Once you have potholes forming, individual repairs tend to cost more over time than starting fresh with a properly laid surface.

3. The edges are crumbling

If the pavement is eroding or breaking away at the edges, the driveway is losing its structure. Left alone it keeps spreading, and it becomes a trip hazard as well as an eyesore. Crumbling edges are one of the clearest calls for replacement.

4. Water pools and will not drain

Your driveway should shed water away from the house. If puddles sit around after rain, or worse, water runs toward your foundations, the fall is wrong and the base is likely holding moisture. That is a base problem, and a fresh surface with the levels corrected is the real fix.

5. It has simply reached the end of its life

A well-built asphalt driveway will give you a good fifteen to twenty years, sometimes more with regular sealing. Even without obvious damage, an old surface can be quietly breaking down underneath. If yours is twenty or thirty years old and looking tired, replacement is often the smarter spend.

6. You are repairing it constantly

If you are patching something every few months, add up what those repairs are costing. Chances are they are creeping toward the price of a new surface that will last far longer, look better, and lift the value of your home. At that point, replacement is the sensible choice.
